ACCESS STATEMENT FOR SUMMERHOW HOUSE

INTRODUCTION:
Summerhow House is a guest house with two guest bedrooms on the first floor, both have en-suite shower rooms. There is a private bathroom for guests who prefer a bath. Summerhow House is located within two miles of Kendal.
Oxenholme Station is three miles away and is on the main London to Glasgow line. We are happy to pick up and collect guests from the station where possible and there is also a good taxi service.

CAR PARKING:
There is ample car parking space on a gravelled drive. There are no designated disabled parking spaces but we can easily reserve a space in advance if you contact us on 01539 720763 or e.mail us. The main parking area is approximately 20 metres from the front door of the house with a slight incline on the drive. If needed, cars can be parked within ten metres of the front door on a level area. We are very happy to help guests and their luggage from the car if required. There is an efficient outdoor lighting system to light up the way from the car park to the house entrance.

ACCESS TO THE HOUSE:
There are two stone steps each 10cm high to reach the front door which opens inwards with an opening of 91cm. The door opens fully onto a flush doormat. Guests will be greeted on arrival and given a tour of the downstairs rooms before being shown to their bedrooms on the first floor.

THE GROUND FLOOR:
The Drawing Room, Dining Room and Conservatory are on the ground floor with level access into them. The ground floor of the house, including the Hall
has polished wood flooring with rugs, all the floors are flat and stable.

THE HALL: Guests walk straight into the Hall from the main front door. The Hall is light and spacious with a mixture of chests and tables all set against the walls. The Hall measures 7.14m x 3.64m. The staircase is 1.05m wide with fourteen steps each 17cm deep. There is a small landing after the third step. There is a wooden handrail on the left hand side all the way to the top. This area is well lit by an overhead chandelier.

THE DRAWING ROOM: Guests will enter this room by turning right off the Hall. The door opens inwards with a 84cm opening. This is a very light, large room with dual aspect windows overlooking the gardens with a conservatory leading off it. The Drawing Room has comfortable sofas and armchairs mainly centred around the fireplace. There is a large, marble fireplace with a fender and a fire surround. This is a working fireplace and burns logs. There are various side tables near the sofas for the convenience of guests. There are four table lamps and one standard lamp in the room. There is no overhead ceiling lighting but there are four wall sconces each with two bulbs in them. There are also additional picture lights.

THE CONSERVATORY: has level access from the Drawing Room through glass and wood double doors. These open inwards with a 90cm opening. This is a very bright room, furnished with two sofas, a large footstool, three side tables, one with a lamp. There are bright overhead spotlights that work off a dimmer switch. There is an electric, coal effect stove. The Conservatory has a set of glass sliding doors with an opening of 125cm which leads out onto a level, gravelled terrace. There are four steps, all of 15cm deep.

THE DINING ROOM: has level access and is reached by entering the Main Hall and turning left into a small hall (there is a 1cm drop here) then left again into the room. The door opens inwards with an 86cm opening. This is a large oak panelled room with dual aspect windows overlooking the gardens. There is a large dining table in the middle of the room with a smaller one set into the window bay. There are also a mixture of small tables at the sides of the room. There is a bright chandelier in this room which hangs over the main dining table. There are also four wall sconces with two lights in each. There are additional picture lights. There is a large working fireplace with fender and surround which burns logs.

DOWNSTAIRS WC: has a door opening outwards with a 86cm opening and is accessed at the end of the Hall, on the right hand side opposite the stairs. This is a very small room with a polished wood floor, WC, handbasin and mirror. It has one overhead light and a small opening window.

STAIRS ACCESS TO THE FIRST FLOOR AND BEDROOMS

The stairs to the first floor are at the end of the Hall and are fully carpeted. The staircase is 105cm wide and each step is 17cm deep. There is a small landing after the third step. The wooden handrail is on the left. The area is well lit by an overhead chandelier. At the top of the stairs is a large, light, level Upper Hall also fully carpeted. There is a sofa, two armchairs, a lamp and a table on the landing and this serves as a space for guests to sit, read or admire the view. From the Upper Hall there are a further five steps of 17cm depth and 108cm width with a handrail on the right, a small landing, followed by a further three steps of 17cm depth and 102 width with a handrail on both sides. This gives access to both guest bedrooms. The whole staircase and Upper Hall has very good overhead lighting.

THE SIZERGH ROOM: is the bedroom on the right. It is a very light room with dual aspect windows overlooking the gardens. The door opens inwards with an 80cm opening. The room measures 5.44m x 3.84m. All the furniture is free standing and the room is fully carpeted with a loose rug at the end of the bed. The room has a king-sized bed with a wooden headboard. There is an overhead light, in addition to two bedside lamps. There is a non-working, ornamental fireplace with a basket in front of it. The room has a television and DVD player. The shower room has level access from the bedroom and is reached by a door opening outwards with a 69cm opening. The shower has two sliding glass doors with an opening of 46cm. The cubicle is 115cm x 75cm and the sill is 23cm high. The toilet and basin are both wall mounted. The floor is vinyl. There is a large heated towel rail mounted to the wall and a free standing wood cabinet with glass fronted doors. There are three spotlights on the ceiling and the mirror above the basin has lights within the glass and a shaver point on the right hand side. There is also an extractor fan.

THE BURLINGTON ROOM: is the bedroom on the left. It is a very light room with dual aspect windows overlooking the gardens. The room measures 5.46m x 4.18m. The door opens inwards with an opening of 80cm. All the furniture is free standing and the room is fully carpeted with a small loose rug at the end of the beds. The room has twin beds, both with fabric headboards. There is an overhead light in addition to two bedside lamps. There is a non-working ornamental fireplace with a basket in front of it. The room has a television and DVD player.The shower room has level access from the bedroom and is reached by a door opening inwards with a 66cm opening. The shower cubicle has sliding glass doors with an opening of 46cm. The cubicle is 117cm x 85cm and the shower sill is10cm high. The floor is vinyl. There is a large heated towel rail mounted to the wall. There are three spotlights on the ceiling and the mirror above the basin has lights within the glass and a shaver point on the right side. There is an extractor fan as well as a small opening window which is not easy to access.

GUEST BATHROOM: Should our guests prefer a bath rather than a shower, we have a bathroom for their private use. This is accessed on the level, from the Upper Hall on the first floor and is a right turn at the top of the stairs. It is a 6 metre walk from both guest bedrooms. The door opens inwards with a 77cm opening and has an enclosed panelled bath with overhead shower and a wall mounted WC and handbasin with a mirror above it. The bath is 168cm long by 74cm wide with a height of 55cm. There is an overhead light, also a light over the basin with a mirror. The floor is vinyl.
There is a good sized, easy to open window at the end of the room which overlooks the back garden and orchard.

GROUNDS AND GARDEN: The grounds ( which are four acres) are made up of mature gardens, an orchard, a gravel terrace overlooking a sunken lawn, and paddocks with sheep in. These can be accessed from the Main Front Door or from the Conservatory off the Drawing Room. On the terrace is a seating area with a table and chairs. Although the main lawn is level, there are numerous steps to and from it and many more in order to access the rest of the garden. Some of the terrain is uneven.

BICYCLES: Bicycles can be stored in our lock up garage.
